Garage Addition- Lewes, DE
Expand the living space of your home by building a garage addition or finishing the interior of an existing garage. If you need space for a home office, a family room, an extra bedroom or a recreational room, building a addition is a good choice. With good craftsmanship, a garage addition not only looks like it was built when the original home was built but, it will provide added value to your home.

This carraige style 2-car garage with mother-in-law suite above was a nice complement to the existing home. We tied the two buildings together with the large deck in front and wide staircase to the apartment. The roof was custom rafter framed, 2×6 walls, 12 foot garage ceiling, shake shingle siding, and brick front on the foundation.

Home Addition And Remodel- Millville DE
This house addition in Millville, Delaware was really a joy to complete. It was an older home that we doubled the existing square footage of the home, adding a sunroom, screened porch, composite deck, new siding, new roofing, and a kitchen remodel. The end result was a much more enjoyable atmosphere for entertaining and relaxing. In fact, the customer recently gave us a 5-Star rating with an online remodeling rating service.
Design:
We first completed the design portion of this addition, completing working drawings, renderings, and budget estimation. Once we had the project details squared away, we started on the build portion of the contract.
Additions:
Screened Porch
We added a 12′ x 35′ Screened porch to the front of the house. The trick was that the home was really overgrown with vegetation and we had a lot of site work to complete before we could begin construction. We also needed to trim multiple trees and disconnect power and cable lines before beginning. We used heavy duty aluminum screen with built in aluminum tracks. We used composite Timbertech decking and Certainteed solid vinyl double beaded soffit ceiling for years of low-maintenance enjoyment. We completed the porch with a hanging swing chair, new coach lights at the front door, and three ceiling fans to cool things down in the summer.
We used solid aluminum structural columns instead of lumber columns. The main reason for this is that when using lumber, you have two options: regular lumber or pressure treated lumber. The problem is that if you use treated lumber, you can’t wrap it in aluminum because the aluminum can react to the chemicals in the treated lumber causing corrosion and / or rotting. On the other hand, if you use regular lumber, you can wrap it with aluminum, and this is the cheapest method, but eventually, un-treated lumber will be worn down by the elements and be subject to rot and mold. In an oceanside environment where we operate, this is especially important. We actually have repaired hundreds of screen porches where other contractors used inferior methods. You can use vinyl sleeves over treated columns, but we have found that the screen securing tracks of the aluminum posts are much more secure and hold up to wind much better.

New roof framing

demolition of vegetation and layout of foundation
Sunroom
We added gabled 12′ x 25′ sunroom with a vaulted ceiling and custom glass windows in the gable. The sunroom featured custom 8 foot tall Low-E windows that are both energy efficient as well as beautiful. They have integrated screens in the windows that allow the sunroom to function as a screened porch during warm temperatures. We also installed two Low-E sliding glass doors to allow easy access and maximum airflow during the summer. The sunroom was built on a solid foundation and fully insulated and waterproofed. We used 3/4″ tongue & groove Advantech flooring to ensure maximum quality and durability. We finished everything off with synthetic Restorations Millwork trim from Certainteed on the exterior and painted pine trim inside the sunroom. The walls were finished in drywall with a smooth finish and painted to match the new colors in the home. The flooring was a commercial grade vinyl in a hardwood finish.

Roof Framing, Shingles, and Siding
By adding the screened porch and the sunroom, we needed to re-frame the room line to make these new additions flow seamlessly with the existing home. Going back to the original ridge line, we framed a new roof and split it in a gable at the sunroom. We then re-shingled the entire original and new roof with 30 year architectural shingles for a uniform look. We then added Certainteed Cedar Impressions Vinyl Cedar Shake Siding to the gables of the addition and existing house trimmed with Certainteed Restorations Vinyl Trim. We then replace all of the gutters and downspouts on the home. The final touch was to remove and repaint all of the shutters to match the new color scheme.

Sunroom Roof Framing
Deck
We built a 12′ x 12′ composite deck using Timbertech composite decking and trimmed with Certainteed Restorations Millwork trim. This ground level deck was built with extra support with a future hot tub in mind.
Interior Renovation
We cut a six foot opening from the new sunroom into the existing house at the kitchen area. We moved all electric, HVAC, baseboard heat, and cable connections at the wall. We then cased the opening to match the existing trim in the home. Next up was to replace the kitchen counter tops with Wilson Art Black Star Granite. This is a great product that keeps the budget low, but looks very high end. Again, to keep costs low, the client decided to replace the cabinet doors instead of complete new cabinets. We had custom cabinet doors made with a bead board wainscot insert to give them a “beachy” feel. We then had them painted in custom paint shop to give a pre-finished look. Each door had to be custom sized to match the existing structure. Next we replace the existing refrigerator and dishwasher. None to soon, we found that the old refrigerator had been leaking slowly over the years, and the sub floor was completely rotted. We replaced the framing and sub floor and it looked like new. We then added a wall mount microwave with custom sized cabinets above. When we began to start the flooring, we found that the bearing wall of the existing home was sinking. We jacked up the home from under the crawl space foundation to make the floor level, and repaired the structure. The flooring the client choose was a commercial grade vinyl product that looked just like hardwood, which we used throughout the kitchen, new sunroom, and office area. The benefit of the vinyl is that it is much more resistant to moisture and scratching, and will look the same 20 years from now as it does today. We then repainted the entire home, adding trim, new light fixtures, and hardware. We then upgraded the entire home with new smoke detectors to meet current code and improve safety.

Popular Kitchen Cabinet Trends
Fashionable Selections
In today’s remodeling market there are endless choices when it comes to kitchen selections. One of the major improvements that comes with a kitchen remodel are cabinets. Many trends are available. Before deciding on the cabinets for your kitchen go through all of the cabinet options there are in today’s market. Contact a professional kitchen remodeler, like Alcoa Construction, for all of your kitchen remodeling needs and have them help you pick a style and function that you will come to love for years to come.
One of the most popular trends seen in kitchens today are floor to ceiling cabinets. This allows the kitchen tons of storage and shelving. This in turn is not only aesthetically pleasing but it solves the problem of lack of storage that many kitchens have. Another popular option is display space in the cabinets. Open shelving and door less cabinetry are becoming a favorite choice. This lets the homeowner display china and heirloom accessories. The combination of open faced cabinets and cabinets with doors breaks up the monotony in a kitchen and gives the home a charming affect.
When deciding to remodel your kitchen, efficiency should be one of the top priorities. This includes the efficiency within the cabinetry. Lazy Susans, roll out trays, bread boxes, hide in cabinets, storage pullouts, pull out drawers, attached shelves for pots and pans, recycling holders, garbage bins, racks for canned goods, and much more are all features that are homeowner friendly. They allow for great convenience and help keep the kitchen organized without the struggle of trying to reach items in the back of cabinets. Decide what your main wants and needs are and add efficient extras into your cabinetry during the kitchen remodel.
Another homeowner friendly convenience being included in cabinets is to actually add appliances into the cabinets. Blending the appliances into the look of the cabinets gives the kitchen a more uniformed and stylish appeal. By simply adding a cabinet facade panel to appliances, they take on the look of cabinetry instead of utilitarian appliances. Everything from dishwashers, trash compactors, ice makers, refrigerators, freezers, and even microwaves can be disguised. For smaller kitchen appliances like mixers, coffee makers, and toasters have built in doors added directly on the countertop that lift and swing up. This allows you to keep your daily used appliances right on the counter for convenience yet hide them for a clutter free beautiful kitchen.
Cabinetry shouldn’t stop at function. It has become very fashionable to have a good finish on the cabinets. Take the cabinets from mere wood to a work of art. Distressed finishes have gained popularity in the past couple of years. Crackled finishes and finishes that reveal the rough natural wood grain bring depth and richness to a kitchen with style. Another decorative element to keep in mind is color. Cabinetry today comes in a wide range of color choices. Maple is the most popular wood used in the construction of cabinets because it can be easily stained, painted, and altered. With the help of a kitchen remodeling contractor pick through the various techniques out there and create unique custom cabinets for your kitchen.
Non traditional arrangements of the cabinets also bring a decorative element and style to the kitchen. Staggered set ups create eye movement and provide a whimsical atmosphere. Create a height illusion by stair stepping the cabinets. This creates a very pleasing visual effect. Have upper cabinets installed directly on the countertop for more storage and to help better blend the kitchen.
A fun trend that has taken America by storm is installing cabinetry that has the look of furniture. This European influenced idea can include pieces that seem to be free standing but are actually attached cabinetry. Design cabinets that mimic hutches, pie safes, and even buffets. Top moldings assist in helping the theme carry on into an adjacent breakfast room.
For a lively kitchen have cabinetry accent pieces. Try adding bright pops of color to the kitchen through an island or cabinet the emphasizes a fun vibrant color. This livens a kitchen and provides a little excitement to what can often times become a mundane room of the house. An accent colored island is the most favored selection that homeowners today are choosing. Also try adding in different type of woods. This breaks the monotony in the kitchen and allows the homeowner to play with the mixing of woods in the kitchen. Try making the center island a completely different type of wood and add stools to give the island the look of a table versus an island itself.
A final trend that is very popular are embellishments. When home kitchen remodeling remember to include architectural design. Wood valances, under the counter corbels, mullioned doors, fancy feet on islands, commanding pilasters, arched openings, carvings, cut outs, molding, and even cornices all add emphasis to different aspects of the cabinetry. Architecturally designing the cabinetry allows the homeowner to give the kitchen a bold, finished, custom look that really reflects their style and personality.

What To Expect With A Bathroom Makeover
Make It A Smooth Process
Once you’ve made the decision to make over your bathroom it can be a little overwhelming to know where to start. The most important thing is to have a well planned and thought out process. It is best, and in the long run can save you both money and time, to hire a bathroom remodeling contractor, like Alcoa Construction of Delaware. Hiring a professional will help you have a well designed and organized plan that will get your bathroom remodel finished in a timely efficient manner.
First, you need to meet with your contractor and figure out exactly what you want your bathroom remodel to achieve. The contractor will help you come up with solutions that will solve your bathroom needs and create the bathroom sanctuary that you are desiring.
Once your plan is in place it is time to start the actual remodel. The first thing that will happen is the basic demolition. This phase can include removing old tile, tearing out dated fixtures, and even knocking down walls. During demolition the basic structure of the bathroom is revealed. This is the time to replace any water or termite damage that may have occurred over the years. This is also an ideal time to expand your bathroom if need be.To create more room in a bathroom consider taking space from a closet. Knock out the wall and steal the space from a linen closet or even an unused bedroom.
When bathroom remodeling don’t be afraid to think outside of the box. Your old plumbing can most likely be easily rerouted. If the current bathroom setup doesn’t work for you or if you prefer a different layout then look into redoing your plumbing and achieving the bathroom you want.
Once the major demolition and repairs are finished in the bathroom remodel it’s time to make design decisions. There are a lot of options out there to choose from. Everything from wall color to cabinets to fixtures needs to be selected. The best option is to talk to a remodeling contractor and figure out exactly what design options fit your needs and style. To stay within a budget, yet retain luxury in your bathroom, consider going basic on certain aspects and then adding the upscale amenities in other areas of the bathroom. Another huge part of the design process is the flooring. Ceramic tile is the most popular choice for bathroom floors. It is often chosen because it is very durable, is easy to clean up, and is moisture resistant. For a feeling of more space lay your tile on a diagonal. This aesthetically is more appealing and opens up the bathroom.
In today’s world people are becoming very energy efficient savvy. Everything from appliances to flooring comes in energy efficient options. One option that often gets overlooked is insulation. Replacing old wall boards and insulation can save you lots of money and energy.
Once these choices and selections have all been made you are well on your way to a complete bathroom remodel. Before you know it you will be relaxing in and enjoying your new bathroom. You can also rest assured that you made a great investment. Recent studies show that most bathroom remodels, if properly planned, have a 93.2% return of cost on resale. So contact a bath remodeling contractor, like Alcoa Construction of Delaware, today and get the bathroom you’ve always dreamed about.
